Investing in residential property is undeniably the safest, most consistent investment in the history of the world.  While other types of real estate (very low income, large apartments, commercial/retail, etc) can possibly offer a higher return, they also bring a huge increase in risk and volatility.

Because we want repeat, successful customers, our acquisition criteria is pretty common sense.  The 1-4 unit residential property must be able to be realistically marketed FOR SALE, FOR LEASE PURCHASE, and FOR RENT; not only now but in the forseeable future. All three exit strategies must apply so that our investors have the best opportunity to realize success.

Each available property will have the following information available:

  1. After Repaired Value (ARV) determined by recent comparable sales that meet current appraisal guidelines

  2. Rehab based on an onsite estimate or actual contractor bids

  3. Thorough financial breakdown (Investment Summary)

  4. Tax and other property information
