We’ll lease your unit within 30 days from when it’s fully market ready or we’ll credit your management fees for every month until it is leased.

Good landlording starts with good tenants! Our exceptional leasing process averages less than 10 days on market and less than 1% eviction rate on placed tenants! Services include: impactful, fresh ads on all major sites, quick response to ALL lead inquiries (reports available upon request), setting up fast, easy, and convenient showings, simple application process, in-depth screenings (national criminal, credit, and eviction checks), verifying/confirming tenant info, contacting past landlords,  and negotiating, drafting and signing a strong owner-aligned lease...all backed by our Lease Guarantee**!

Maintenance & Repairs

Repairs are unavoidable, so getting quality work done quickly at a great price while maintaining tenant satisfaction is important. Our 24/7 maintenance team will care for your property as if it were our own.  First, we'll try and resolve issues over the phone if possible (saving Owners money). When onsite work is needed, we'll coordinate the repair from start to finish with an honest, qualified, and insured independent contractor at below-market rates and buy discounted materials through our Home Depot Pro account (passing the savings onto our Owners).  Owners are notified in real-time of new work orders, and can decide if they want to be involved in the solution. We DO NOT have in-house maintenance employees or mark up materials like other PM's. 

Property Inspections

Using state-of-the-art software, we keep a thorough archive of the property's condition.  Inspections performed at move-in, move-out, and semi-annually (or as requested) help Owner's stay in tune with their asset, reduce security deposit disputes, and help maintain the property in good condition by catching small problems before they become major headaches, Over time, this reduces property expenses and improves an Owner's ROI.

Accounting & Reporting

Transparent, accurate, done-for-you accounting! Monthly and yearly statements, other reports available upon request. Fastest Owner disbursements in the business are electronically deposited into the Owner's account by the 15th of each month. Convenient 24/7 online portal provides access to statements, work orders, bills and reports.

Tenant Mgmt & Lease Enforcement

We handle ALL tenant communication and problems including maintenance, rent collection, eviction and collections, and lease renewals, while always advocating in the Owners best interest. We insist on strict lease enforcement in a courteous and professional manner. Tenants are valuable customers and we work hard to keep good ones. At Equity Team, Owners will ALWAYS have a professional Property Manager who's a seasoned expert in landlording and dedicated to the portfolio's success.
