RPM Midwest (Real Property Management Midwest) and EquityTeam have a different approach to residential property management. Of the many differences, growth philosophy and property management operation style are two main areas where the companies differ.
RPM Midwest is a franchise of Real Property Management out of Utah and with offices all over the U.S. RPM Midwest is focused on growing its number of doors in multiple markets. They use a departmental style of management. For example, when the Owner signs on, they must interact with multiple people in multiple departments or a generic helpdesk. This style of operation has many benefits for the property management company IF it's well run and very well organized. Unfortunately for clients/customers, it can make you feel like a number. There is no single point of contact that is responsible to the client/customer, which can lead to communication delays and information slipping through the cracks in the process.
EquityTeam's process and philosophy are much different. We are not part of a national franchise model, and we only care to grow if it's with the right owners and properties. We are focused on "quality over quantity" and are so particular about who we work with that we turn away business frequently if it's not a good fit. Instead of a departmental approach, we use a hybrid/team model of property management that involves three different managers (Portfolio Manager, Property Advocate, and Leasing Manager) who work independently at what they are experts in, but as part of a collaborative property management team.

As good as it gets! The highest recommendation! We dipped our toe into being a landlord. We knew we wanted to go with a management company, so I researched about 5 of them. My experience at EquityTeam blew my the other experiences (which were good experiences!) out of the water. ET is local, which is huge for us. They had the house up and listed quickly and the property was rented within a couple of weeks. I honestly couldn't think of a better scenario if I tried. Simply exceptional managerial work from top to bottom.

They are professional, honest, and quick to answer any questions you have. It was a hard for me to turn such a big investment over to someone else, but they have done a wonderful job with my property. They found me a great tenant in 7 days after listing it! The burden off of me allows me to focus on my family and I feel confident that my property is in good hands.

The difficult thing about comparing property managers like RPM Midwest and EquityTeam is there isn't an easy way to do it. You can't simply look at pricing. Property Management is a very dynamic service business and it takes multiple people working together to execute at a high level. Like any service business, the right company for you must have the right combination of fair pricing AND even more importantly, COMPETENCY to be able to do what they say they will do for you. What good is any price, if there are no deliverables, or if the end result is terrible performance?
