Northpoint Asset Management (Northpoint AM) and EquityTeam are both leading residential property management companies in Cincinnati, Ohio, but are different in how they deliver their services.
Northpoint is a traditional real estate brokerage with offices nationwide. In some of their markets, it appears the leverage agents in their brokerage to help manage multi-family properties that are a part of a national fund they manage. They are one of the few brokers who allow their agents to do third-party management.
Northpoint AM uses an Agent-based operational style of property management (compared to "departmental" or "team-based"). In this style, a licensed Realtor is assigned a certain number of properties to manage. That Agent is solely accountable for all of the diverse aspects of management related to that property (owner relations, tenant relations, leasing, maintenance management, inspections, collections, etc). This type of management requires the Agent to be a "jack of all trades" wearing a lot of different hats to perform well. This can quickly become overwhelming and inevitably established clients will notice the service quality deteriorating the more the Agent's portfolio grows.
EquityTeam's approach and philosophy is different. We've always been focused on being a third-party services provider to others. We do not aggressively market for new Owners. Instead, we have relied mostly on organic, referral growth, and only care to grow if it's with the right owners and properties. We are focused on "quality over quantity" and are so particular about who we work with that we turn away business frequently if it's not a good fit. Instead of an Agent-based style, we use a hybrid/team model of property management that involves three different managers (Portfolio Manager, Property Advocate, and Leasing Manager) who work independently at what they are experts in, but as part of a collaborative property management team. This allows us to adapt easier as we grow, while still maintaining high service standards to our clients and customers.

As good as it gets! The highest recommendation! We dipped our toe into being a landlord. We knew we wanted to go with a management company, so I researched about 5 of them. My experience at EquityTeam blew my the other experiences (which were good experiences!) out of the water. ET is local, which is huge for us. They had the house up and listed quickly and the property was rented within a couple of weeks. I honestly couldn't think of a better scenario if I tried. Simply exceptional managerial work from top to bottom.

They are professional, honest, and quick to answer any questions you have. The difficult thing about comparing property managers like Northpoint AM and EquityTeam is there isn't an easy way to do it. You can't simply look at pricing. Property management is a very dynamic service business and it takes multiple people working together to execute at a high level. Like any service business, the right company for you must have the right combination of fair pricing AND even more importantly, COMPETENCY to be able to do what they say they will do for you. What good is any price, if there are no deliverables, or if the end result is terrible performance?
Choosing the right property management company can be confusing. It's an important decision that should be thought about carefully to avoid having to switch to another manager later on.
