The Position:

We're growing, and want 2 -3 detail-oriented Residential Property Field Techs (FT).  This critical field position is an Independent Contractor (IC) who will report to the Property Services Manager.


The FT's main responsibility is to provide hands-on, knowledgeable care on every work order/assigned task as if the unit was their own.  Imagine combining an Inspector, light handyman, maintenance coordinator and quality control position into one. They are a friendly face and helping hands to our residents while being the eyes, ears, and boots-on-the-ground for our PM's and owners.  These valuable team members work closely with our Property Service Managers and other internal members of our team.


You:

The ideal PSFT will use their strong residential construction knowledge and craftsman skills, a keen eye for details, reliable transportation, their own tools, and our state-of-the-art technology to perform their jobs well.  They will perform Move In, Move Out, and Tenant Occupied inspections, change locks, perform a variety of tasks at properties from light yard work, some cleaning, light handyman work, etc.  They also may be asked to deliver notices, transport supplies to a project, attend a court hearing, etc.  They are comfortable working alone most of the time, and being out of their home office most of the day (75%), but also comfortable being a friendly face of our company to our tenants.

They take great pride in their work and are willing to put the time and effort in as the job requires, with a "whatever it takes" attitude.  Most of all, they are incredibly ethical and are a model of integrity.   


This position could grow into another position within our Property Services or Property Management team.

  • Quality vehicle, preferably a truck.  Travel in the local area is required around 75%+ of the job. 

  • Set your own schedule (typically M-F business hours), but have a reasonable "always available (email/phone)" mentality.  Some tasks may be scheduled in advance but most are not.

  • Intermediate residential construction-related craftsman skills.

  • Excellent communication skills in English, written and verbal (ie can clearly explain to an Owner why they need to make an investment in certain repairs for their property b/c it's in the property's long term best interest.) 

  • Dynamic problem-solving skills

  • Type 30+ WPM

  • Strong comprehension of web-based applications and very comfortable learning new apps.

  • Impeccable ethics and integrity

REQUIRED:

  • Min. 3 years in the service industry; preferably in residential home services, inspections, restaurants, etc. 

  • Intermediate knowledge of Cincinnati / Dayton geography / real estate market

  • Intermediate knowledge of residential housing construction.

  • Verified track record of success being a team player and delivering above expectations

PREFERRED:

  • Some experience in management (people or process)

  • Journeyman in the trades (HVAC, Plumbing, Electric, Painting, etc)


Compensation:


  • Independent Contractor Position (may become an employee in future)

  • Annual compensation for an average week of 30 billable hours is expected to be $50,000 to $75,000 depending on how many advanced skills the Tech has and bonuses earned.  Details to be provided during the interview process.
