EquityTeam’s operating values spell the word PROPERTY — a reminder that every property we manage is the result of intentional standards, not accident. These eight principles guide how we manage residential rentals, vacation rentals, HOAs, commercial properties, and shared living communities across Greater Cincinnati, Greater Dayton, and Norris Lake, Tennessee.

EquityTeam is built around the people who make property management work — property owners, tenants, vendors, and our internal team. Every process we operate in Cincinnati, Dayton, and Norris Lake, Tennessee is designed to help those relationships succeed long-term, not extract short-term transactions.

We do not chase unit counts. EquityTeam focuses on managing residential rentals, vacation rentals, HOAs, commercial properties, and shared living communities at a quality standard that has earned us the highest-rated property management reputation in Cincinnati since 2015.

Over Deliver

We set realistic expectations with every property owner we serve and then work to exceed them. In 2025, both our Property Management and Property Services divisions met or exceeded every benchmark tracked by our third-party national KPI service — placing both service lines in the top 10% of property management companies nationally.

2003

Rooted in Wholesale Acquisitions

CEO Mark Thompson started in Cincinnati real estate by mastering wholesale acquisitions — sourcing below-market deals for investors. The company scaled fast across services (acquisitions, realty, hard money lending, title) and markets (Cincinnati, Dayton, Columbus, Northern Kentucky), becoming a regional leader in residential investment services from 2004–2008.
2008

EquityTeam Founded — Full-Service Oriented

As the housing bubble reshaped the market, EquityTeam was founded as a full-service real estate investment firm built around client success, not transaction volume. We broadened beyond acquisitions and funding to add construction management and exit-strategy services/consulting.
2012

The Shift to Residential Property Management

For years we hired Cincinnati's "best" property managers — and were consistently let down. We learned that poor property management is one of the biggest threats to long-term investment success, yet no reliable partner existed in the market. So we reached the obvious conclusion: if you want it done right, do it yourself. We set out to build the property management company we wanted — and the one the market needed — grounded in industry best practices and a genuine win/win between owner and manager.
2015

A Cincinnati Market Leader

By 2015, EquityTeam earned the distinction of becoming the highest-rated residential property management company in Cincinnati, a reputation we proudly maintain.
2021

Expansion into Dayton, OH

Our first acquisition — a small Dayton property management company — extended our services into the neighboring Dayton, Ohio market, where we've retained 90% of the units.
2025

A National Leader in Residential PM Industry Benchmarks

We've always aimed to be the best property manager we can be — so we benchmark ourselves against comparable firms nationally through a third-party service, and in 2025 both our Residential Property Management and Property Services divisions ranked in the top 10% nationwide, meeting or beating nearly every industry KPI.
2026

Added Vacation Rental / Short Term Rental Management; Expanded into Tennessee

In 1/2026, we acquired Deerfield Vacation Rentals, a vacation rental management and cleaning company at Norris Lake, Tennessee. We plan to add this service line to Cincinnati and Dayton around 2027.
2026

Acquired Our HQ Office Building in Blue Ash, Ohio

In July 2026, we purchased the Blue Ash office building we've called home since 2010 — and launched Commercial Property Management as a new service line at the same time.
