About Kettering

Kettering is a city in Montgomery County, Ohio, situated immediately southwest of Dayton with a population of approximately 55,000. The city was incorporated in 1952 through the consolidation of several Dayton-adjacent townships and was named in honor of Charles F. Kettering — the Dayton-born inventor who held more than 180 patents and whose innovations, including the electric automobile starter and leaded gasoline research, shaped 20th-century industry.

Fraze Pavilion, a 4,300-seat outdoor amphitheater, anchors the city's cultural calendar with a full season of national touring acts and community events each year. Kettering's park system encompasses more than 1,000 acres, including Indian Riffle Park and Delco Park, woven through neighborhoods that retain their mid-century character. The commercial corridors along Stroop Road, Dorothy Lane, and Far Hills Avenue provide residents with a full range of local retail, dining, and services. Kettering City Schools operates Kettering Fairmont High School, the district's sole high school, which offers International Baccalaureate, Advanced Placement, and Gifted & Talented programming.

Kettering's housing stock is predominantly solid single-family construction — the kind of well-built, well-maintained mid-century homes that hold value across market cycles and attract stable, long-term tenants. With roughly 65% owner-occupancy and 35% renter-occupancy, the city supports consistent rental demand at accessible price points. Interstate 675 and State Route 35 connect Kettering residents to the broader Dayton metro, the Wright-Patterson Air Force Base employment corridor, and the I-75 commercial spine — a location that keeps both owner-occupant and rental demand steady year over year.

What Owners Are Saying

Real reviews from EquityTeam’s clients & customers.

Very reliable, responsive, transparent, and professional. I simply could not ask for more. Maintenance is great, reports are thorough and on time. I have had previous experience with another management company and the difference is night and day.

Ida G.

I had a property I couldn't sell and 'tried' to be a landlord. I wish I would have turned the property over to the EquityTeam years ago. They are professional, honest, and quick to answer any questions you have. They found me a great tenant in 7 days after listing it.

Mike M.

EquityTeam has managed my property for over a decade. The property has been vacant for less than a month in that time, which is outstanding. They do a great job of managing the tenant relationship while also taking great care of my property.
