About Xenia

Xenia is a city in Greene County, Ohio, and the county seat, located approximately 15 miles east of Dayton along US-35 and Interstate 675. With a population of approximately 27,000, Xenia occupies a significant place in both regional history and American cultural memory. On April 3, 1974, an F5 tornado struck the city with devastating force — killing 34 people, injuring hundreds, and destroying or damaging approximately one-third of all structures in the community. Xenia rebuilt over the following decade and has sustained itself as the governmental and commercial hub of Greene County.

Xenia's downtown is anchored by the Greene County Courthouse and a commercial district serving county government, retail, and professional services. Two historically significant institutions are located just northwest of Xenia in the Wilberforce community: Wilberforce University, founded in 1856 as one of the first American colleges established for African Americans, and Central State University, founded in 1887 as Ohio's only public historically Black university. Xenia Community City Schools operates Xenia High School. Interstate 675 provides direct access to the Dayton metro and to Wright-Patterson Air Force Base to the northwest.

With approximately 59% owner-occupancy and a median household income near $55,000, Xenia offers an accessible investment entry point within Greene County — a county otherwise dominated by higher-priced Beavercreek and Centerville-adjacent markets. The approximately 41% renter share reflects a community serving county government employees, university-affiliated households, healthcare workers, and manufacturing families. Median sale prices around $223,000 provide lower acquisition costs relative to the surrounding Greene County market, supporting cash flow potential at a location with stable county-seat employment anchors.

What Owners Are Saying

Real reviews from EquityTeam’s clients & customers.

Very reliable, responsive, transparent, and professional. I simply could not ask for more. Maintenance is great, reports are thorough and on time. I have had previous experience with another management company and the difference is night and day.

Ida G.

I had a property I couldn't sell and 'tried' to be a landlord. I wish I would have turned the property over to the EquityTeam years ago. They are professional, honest, and quick to answer any questions you have. They found me a great tenant in 7 days after listing it.

Mike M.

EquityTeam has managed my property for over a decade. The property has been vacant for less than a month in that time, which is outstanding. They do a great job of managing the tenant relationship while also taking great care of my property.
