A full-service property manager handles everything: marketing your rental, screening tenants, executing leases, collecting rent, coordinating maintenance, conducting inspections, managing vendors, and handling any issues that arise including lease violations or evictions. Our goal is to protect your investment and maximize your returns without requiring your day-to-day involvement.
We run comprehensive background checks on every adult applicant, including credit history, criminal background, eviction history, income verification, and rental references. We follow all Fair Housing guidelines and use consistent, objective criteria to select the most qualified tenant for your property.
We stand behind our work with several guarantees. If a tenant we place leaves within the first year, we re-lease your property at no additional leasing fee. We also offer a satisfaction guarantee — if you're not happy with our service, we'll work to make it right. Ask us about our current guarantees during your consultation.
Average days-on-market varies based on location, pricing, and condition, but our properties typically lease within 2–4 weeks. We market on all major rental platforms, use professional photography, and price properties based on a data-driven rental analysis to minimize vacancy time.
We work with a network of licensed, vetted vendors who provide quality service at competitive rates. Owners can use their own preferred vendors as long as they're licensed and insured. For smaller repairs under a pre-approved threshold, we'll coordinate and complete the work without requiring your approval each time.
Owner draws are processed every Friday — not monthly like most property managers. Once rent is collected and any approved maintenance expenses are deducted, your available balance above the minimum reserve is distributed to you weekly. You'll also receive a detailed monthly statement through your online owner portal showing all income and expenses.
We have a proactive rent collection process with clear payment policies. If rent isn't received on time, we follow up immediately and apply late fees per the lease agreement. If necessary, we'll initiate the legal eviction process on your behalf, keeping you informed throughout. Our tenant screening process is designed to minimize this risk from the start.
You can access your owner portal at any time through the Portal Logins page on our website. You'll find your account statements, maintenance requests, inspection reports, and year-end tax documents there. If you need help logging in, contact our team and we'll assist.
Monthly statements are available in your owner portal under the 'Statements' section. You'll receive a notification by email when each statement is ready. Statements include a breakdown of rent collected, management fees, maintenance expenses, and any other charges or credits for the month.
Tenants can submit maintenance requests through their tenant portal, by phone, or by email. We triage requests by urgency — emergency repairs are handled immediately, and routine repairs are coordinated within a reasonable timeframe. You'll be notified for any repairs exceeding your approved spending threshold, and all work is documented in your owner portal.
We conduct a move-in inspection (with photos) when a new tenant takes occupancy, periodic routine inspections during the tenancy (typically every 6 months), and a move-out inspection when a tenant vacates. Inspection reports with photos are available in your owner portal.
We reach out to your tenant well in advance of the lease expiration to determine renewal intentions. If they're renewing, we'll review the market rate and recommend any rent adjustments. If they're vacating, we'll begin marketing and prepare for the next tenant. You'll be kept informed throughout the process.
Security deposits are held in a separate escrow account as required by Ohio law. At move-out, we conduct a thorough inspection, document any damages beyond normal wear and tear, and provide the tenant with an itemized accounting within the legally required timeframe. Any deductions are credited to your account.
We provide year-end 1099 tax forms and annual summary statements that make it easy for you or your accountant to prepare your tax return. These are available in your owner portal each January.
If a tenant violates their lease (most commonly for non-payment), we follow a documented process that complies with Ohio eviction laws. We serve the required notices, file with the court if necessary, and coordinate the legal proceedings. We work with experienced local attorneys and will keep you informed at each stage.
Yes. Tenanted properties can often be sold as turnkey investments, which can actually be appealing to investor buyers. We can coordinate showings within the guidelines of the lease agreement and work with your real estate agent. If you're planning to sell, let us know and we'll help ensure a smooth transition.
Our management agreements include a notice period for termination. Please review your specific contract for the terms. If you have concerns about our service, we encourage you to reach out first — we're committed to resolving issues and would prefer to make things right before you consider leaving.
All damage beyond normal wear and tear is documented during our move-out inspection. We collect repair estimates, deduct appropriate costs from the security deposit, and in cases where damages exceed the deposit, we can assist in pursuing a small claims court action against the tenant.
Yes. In your management agreement, you can set an owner approval threshold for repairs. Any single maintenance expense above that amount will require your explicit approval before we proceed, except in true emergencies where immediate action is needed to protect the property or tenant safety.
Absolutely. We proactively manage lease renewals, reaching out to tenants 60–90 days before expiration. We recommend market-based rent adjustments, prepare renewal paperwork, and handle the entire process. A lease renewal fee may apply — check your management agreement for details.
This is determined by the lease agreement and can vary by property. Typically tenants are responsible for electric, gas, and internet, while owners may be responsible for water/sewer in some properties. We'll make sure your lease clearly specifies each party's responsibilities.
